Grounded Capital and Morgan Creek Ventures Partner to Build Hub of Four Projects, Totaling 11 Buildings Including Office, Retail and Multi-Family Residential
DENVER – Boulder Commons broke ground on the final phase of its mixed-use development on July 19, 2023. A joint venture between Grounded Capital, a leading impact investment firm based in San Francisco, and Boulder-based developer Morgan Creek Ventures, Boulder Commons is a constellation of four projects including office, retail, and multi-family residential strategically located along the Goose Creek bike path at the RTD transportation hub in the Boulder Junction neighborhood.

The final phase of the Boulder Commons development pipeline is an 89,000 square foot multi-family residential project spread across four buildings. Construction of the project,located at the corner of Spruce Street and Junction Place, will be completed and leasing of the units will begin in the summer of 2024. The Boulder Commons initial construction schedule is highlighted by the following milestones:
- 2018: completion of 100,000 square feet of office and retail space at 2440 and 2490 Junction Place
- 2021: completion of 56,000 square feet of office space at 2530 Junction Place and 48,000 square feet of multi-family and retail space at 3200 Bluff
- Summer 2023: 108,00 square feet in multi-family and retail space will soon be ready to lease at 30th and Pearl
The planned multi-family residential buildings, designed by Morgan Creek Ventures and Coburn Partners out of Boulder, integrate energy efficiency, onsite solar power generation and human-centered design and construction to foster an aligned community. This final phase of development will provide 83 one-, two- and three-bedroom luxury apartment homes and feature amenities including a fourth-floor roof deck with dramatic views of the Flatirons. Residential leasing is led by Greystar.
